Diverse and elevated housing options have arrived in the greater Springfield area with Clark County’s most dynamic master planned community yet — Melody Parks.

This is one of the single largest projects in Springfield’s history,” said Springfield City Manager, Bryan Heck. “It combines a mix of commercial restaurant and retail as well   a variety of residential options that are needed in our community.”

Named after the city’s legendary Melody Cruise-In Theatre, Melody Parks will bring more than 1200 housing options to Springfield over the next several years. Whether you’re a first-time buyer, second-time buyer, or renter — there’s a spot for you in Melody Parks. The development caters to all ages and housing needs, offering a mixture of single-family, multi-family and for-rent patio-style homes and apartments.

Melody Parks will include newly built homes by Arbor Homes. The homes, which range from 1,200 to 3,200 square feet, offer a wide variety of floor plans to choose from and include features like walk-in closets, gourmet kitchens, large family rooms, spacious open floor plans, two-car garages, and more.

The Estates at Melody Parks will feature semi-custom homes by Fischer Homes. The homes, which range from 2,000 to over 4,000 square feet, also offer a wide variety of floor plans that include basements and have many options to choose from like gourmet kitchens, grand open floor plans, and three-car garages.

With a glistening pool, private clubhouse, on-site gym, and ample parking, the apartment community planned to open in 2025 will offer residents all the best in care-free living. Residents will be able to choose from first, second, and third floor apartments at Melody Parks, all of which feature modern living spaces with beautiful kitchens, spacious bedrooms, walk-in closets, efficient appliances, and direct access to your home.

In 2026, a mix of single-story one and two-bedroom apartments will be available. These patio homes are the perfect option for active adults or empty nesters looking to downsize. This pet-friendly community delivers all comforts of a luxurious single-family home with premium amenities, maintenance-free living, and a wonderful social atmosphere.

Equipped with 15 parks, half a dozen ponds, and many walking trails weaving throughout the neighborhoods, as well as space for retail and commercial uses, Melody Parks is much more than a housing development.

The 400-acre site has been intentionally designed to breathe new life into the Springfield community, while still paying homage to the area’s rich history in film and entertainment. In addition to its name “Melody Parks”, the development will be home to streets such as “Coppola Court” and “Hitchcock Drive” to honor some of the Hollywood greats.

According to Heck, a project of this magnitude will serve as a catalyst for major growth not only in Springfield, but the entire region.

“We have been successful in attracting new industry and businesses, which has led to an increase in population,” said Heck. “This in turn has led to the need for additional housing opportunities as well as commercial retail and restaurant amenities.”

Located conveniently off Route 40, less than 2 miles west of I-70 between Columbus and Dayton, Melody Parks is also ideal for those who commute to nearby cities for work.

The dynamic master community is being co-developed by Borror and Dillin Corp, two premier, Ohio-based businesses. BORROR, a development, construction, and management company, brings 60 years of experience to the project. Having built and managed over 15,000 places to live in Central Ohio, Borror’s impressive portfolio features everything from mid-rise apartments to multi-use buildings to senior living facilities.
